Elevator Maintenance

The work that happens inside an AMC visit. Unglamorous, repetitive, and the reason a well-kept lift runs for thirty years while a neglected one is unreliable by year eight.

Scope

What actually gets done in a maintenance visit.

Roughly seventy per cent of lift breakdowns trace back to doors. That is where the time goes, and it is why door gear leads our checklist rather than trailing it.

Doors first, always Door gear causes the majority of breakdowns. Time spent on door adjustment prevents more call-outs than anything else on the checklist.

What is included

  • Door gear inspection and adjustment. Operator, interlocks, rollers, skates and safety edge — the largest single cause of breakdowns.
  • Levelling accuracy check. Measured at landings under load, and adjusted before it becomes a trip hazard.
  • Brake inspection. Lining wear, gap setting and holding test. On an ageing lift this is the item that quietly drifts.
  • Rope and sheave condition. Wear, elongation, tension equalisation and groove condition, recorded over time.
  • Lubrication and guide shoes. Rail lubrication and guide shoe wear, which together set ride quality.
  • Controller and safety circuit check. Fault log reviewed, terminal connections checked, safety chain verified.

Cadence

How often, and why it varies.

Service frequency should follow duty, not habit. A warehouse goods lift and a two-flat residential lift do not need the same schedule.

Weekly — heavy industrial and transit

Freight elevators and escalators in continuous duty. Wear rates here make monthly intervals too long.

Fortnightly — hospitals and high-traffic retail

Where a stoppage is a clinical or crowd problem, and where door cycles run into the thousands per day.

Monthly — standard residential and commercial

The default for most buildings we serve. Enough to catch drift before it becomes failure.

Quarterly — very low usage

Home lifts and lightly used buildings. Fewer cycles, but corrosion and standby faults still need attention.

Annually — statutory testing

Full load, overload and safety-gear testing, carried out as a safety inspection alongside the routine schedule.

Early warnings

What a lift does before it stops.

Lifts rarely fail without notice. These are the four signals building managers can spot themselves, and each one is cheap to fix at this stage.

Sound

New noise on start or stop

Usually brake or guide shoe. Both are adjustable, and both get expensive if left until something seizes.

Ride

Vibration through the car

Guide shoe wear or rail alignment. Ride quality degrades gradually, so occupants stop noticing — until they complain all at once.

Doors

Doors reopening or hesitating

Safety edge or operator adjustment. This is the single most common precursor to a breakdown call.

Stops

The car misses floor level

Levelling drift. A step at the landing is both a fault and a liability the building carries.

Common questions

What people ask before booking

Is maintenance the same as an AMC?

Maintenance is the work; an AMC is the contract that schedules and prices it. You can buy visits without a contract, but a contract is cheaper for anything ongoing.

How long should a maintenance visit take?

For a standard passenger lift, around 45 to 90 minutes depending on stops and condition. A twenty-minute visit has not covered the checklist.

Does the lift have to be shut down?

Yes, for part of the visit. We agree the window with the building manager in advance, and for MRL lifts the shutdown is longer because work happens inside the shaft.

Why do doors need so much attention?

Because they do the most work. Every trip cycles the doors twice, so door gear accumulates wear faster than anything else on the lift.

Can you maintain lifts from other manufacturers?

Yes. We survey the machine first and give you a written condition report before taking it on.
